About Oscar Rivas

Oscar Rivas began his real estate career 20 years ago at one of the largest, full-service real estate companies in Texas.  Oscar first began in the Investor Relations department where he raised money from accredited investors and played an integral role in providing funds for commercial property purchases. He then transferred to Senior Property Manager and then Senior Leasing Agent where he excelled as a top performer within the company and the Houston market.  Oscar’s passion for working with other real estate professionals and business owners as well as the understanding of commercial real estate is what led him to start OHR Realty, LC in 2016. 

Throughout his career in search, he has worked extensively with companies large and small in all areas of commercial real estate including retail, office, flex, industrial, and land.  Oscar is experienced with representation of building owners as well as potential tenants and buyers looking for property.   

Originally from McAllen, TX, Oscar graduated from Texas State University with a B.A. in Applied Arts and Sciences. He now lives in Round Rock, Texas, where he spends his time away from work with his young daughter, hiking, enjoying the many restaurants of the Austin/Round Rock area, or experimenting with his own recipes at home.

I do not charge clients for my services for property leases and most purchases. I am compensated by the landlord and most of the time, the seller.
I cover primarily Williamson and Travis County including Austin, Round Rock, Leander, Georgetown, Cedar Park and other surrounding areas. I will also work for my clients anywhere in Texas depending on the need.
I will assist with leases and purchases on all types of commercial property such as retail, flex (office/warehouse), industrial, office and land.
I have 20 years of experience in commercial real estate. I initially started as a representative for a commercial REIT that included all types of commercial real estate. I now assist tenants and buyers. Being on both sides gives me a complete understanding and an advantage of the real estate lease and purchase process.
I first find out my client's needs and location for their needs, then provided them with several options in the form of emailed reports. These reports will include information such as pictures, demographics and traffic count so the client can make an informed decision. Once we narrow down some possibilities, we can tour and then make a decision. We then prepare paperwork and execute it if my client is completely satisfied. I work with my client through the whole process and am available for assistance afterward as well.
I let my clients know that I work as fast as they let me. After a decision is made on a property for a lease, it could be as soon as two weeks to complete the process.
